Hi all, 

I am living this studio because I am moving to another city. It is around 45m2, in the city centre, renovated only a couple of years ago.

There is an entrance, the bathroom, kitchen/living area, bedroom, storage room.
Only one registration is allowed. 
The studio is suitable for one working professional, with a gross income of at least 3 times the rent. 
Minimum contract 1 year, indefinite after that. Subleasing is not allowed.
These are hard requirements. If you don't earn at least 2850 gross, please don't reach out because the landlady doesn't accept that. 

If couples are interested in this studio, don't tell me you are a couple, if you decide to split the rent with your partner that is at your own risk.

The rent is 949.14 EUR excl. The gas/electricity costs are low, since the house is very well isolated (about 40/50 EUR). Cost of water is around 10 EUR per month.

I am looking for someone who can move in on March 10th (exact date can be discussed) and is interested in taking over some of the furniture and floor, which cost around 1800 EUR. I also consider negotiations, even significantly lower, but note that I still spent more than that for this place. You are more than welcome to come and view the apartment, and ask all the questions you please, just leave me a message and we can arrange a viewing.
Please consider a lot of work has been put into this apartment. As you can see in the last picture, the floor was missing and the walls were not painted.

The apartment is on the ground floor and street facing. The street is very quiet and there are no noises from the neighbours.

Please specify in your message if you are ok with the rent/date/if you need furniture and if you meet the income requirements.
