**Apartment for rent: 2-room studio, 52 m², first floor**

Available immediately: a 52 m² two-room studio apartment on the first floor, with its own shower, a sink and a kitchenette (freezer, fridge and gas stove). For a handover fee of €150, the furniture must be taken over: a brand-new bed (1.20 m wide) with mattress, a desk, a small cabinet and a tall wardrobe that is already in the apartment. Everything you see in the photos is exactly as it is in the apartment.

The location is right at the border on the *belgian side* and ideal for students. By bike, it takes just under 15 minutes to reach the School of Business and Economics, the Tapijnkazerne, the Law Faculty and the city center. A bus stop is only a one-minute walk away. Despite the good connections, it is very quiet.

You'll live in a large house with 13 other students, but you only share the living room, plus a toilet with two other people. Shower and kitchen are yours alone. Total rent is €595 all-inclusive. Wi-Fi is available, organized by the residents themselves, and costs €7 per month. The apartment is available immediately and is initially rented until July 31, with the option to extend the contract. I'm the current tenant and am looking for a suitable successor, whom I'll then introduce to the landlord.
