REGISTRATION POSSIBLE, FULLY FURNISHED ROOM FOR 1 PERSON IN FULLY FURNISHED APARTMENT (A+++) -1400 EU/MONTH

Hello everyone, 

I am leaving for Belgium, and am looking for someone to take over the contract for my room in a spacious, luxury 2-person apartment in Wilhelminapark. You will be sharing the apartment with a 26-year old Greek student at the University of Utrecht. I am not the property owner, but I am looking on behalf of the landlord who is in charge of the entire process. Registration IS REQUIRED and viewings can start from tomorrow, Thursday November 5th. Move in date is as soon as possible. 

About the tenant: You will be sharing the rent with my roommate who currently pays 1127 EU/month (their room is smaller, 7m^2). He is doing his master's in computer science at the University of Utrecht and enjoys playing video games, learning Japanese, Dutch and spending time with his friends. He is fluent in English and Greek.  


Information is below: 
- Rent you will pay: 1400 EU/month
- Registration is possible at this address with the Gemeente.
- Housing allowance is possible, for a maximum of 500 EU (if eligible). 
- Contract duration is for 1 year with possible extension, available to students or working professionals.  
- Deposit you must pay: 2650 EU. Deposit is 2 months' basic rent of the entire apartment, but the other portion has been paid already by the current tenant. 

Breakdown of costs for the entire apartment: 
- Basic rent combined: 2650 EU
- Service charge for utilities: 170 EU
- Service charge for movable property: 145 EU
- Signal delivery for wifi: 29 EU
- Taxes/other charges: 27 EU
- TOTAL RENT: 3050 EU/month. 

Information about the apartment:
This apartment is a recently renovated luxury apartment located on the 3rd floor overlooking Wilhelminapark. This location is conveniently located close to an Albert Heijn, Plus, Etos pharmacy, and bus stop within a 5 minute walk or 2 minute bike ride. The energy label is A+++ and is placed within the luxury sector. The room is 14m^2 and the apartment itself is 64m^2 total. 

The apartment is fully furnished and contains:

Other information: 
- Possible termination of the contract with 1 month's notice. NOTE: when terminating the contract, it is a requirement for BOTH tenants to move out as well, so this will be handled between you and the current tenant. The tenant is orderly, quiet, respectful and communicates well, so this will not be a problem. He is planning to stay until the end of September and possibly longer. 
- Mandatory bi-monthly cleaning services between 12:45 and 2:00 PM on Tuesdays, 40EU per session. 
- Smoking, pets or loud instruments (drums, acoustic guitar) are not permitted due to noise pollution
