Profile suitable tenant
A female student from abroad, aged between 20 and 26, who matches with current tenants. Someone who is tidy, calm, respectful and does not smoke at all. 

Rental agreement
Temporary rental agreement. Minimum stay is 4 months. The notice period to end the agreement is 2 months. Extending the rental agreement is not possible. After the signing of the agreement , the monthly rent should be paid in advance.

Other costs
When you move out, 45 euros will be charged to clean the room for the next tenant. 
Normally, no other costs will be charged except: in case of damages due to intent or negligence or in case of clogged drains (the costs of hiring a plumber).

Deposit
1.000 Euro deposit is required after moving in. Refund when moving out minus cleaning costs.

The house, location and current tenants
A large mansion (204m2) with 5 bedrooms. Currently there are 4 students from Poland, Slovenia and Sweden. The tenants are aged 21-26, two are doing an internship and the others are doing their bachelor or master. 
The house has a kitchen (ground floor), a living room (1st floor), 3 bedrooms on the 2nd floor and 2 bedrooms on the 3rd floor, 2 bathrooms, 3 toilets, a laundry room, a front and back terrace and a garage in the basement (not included in the rent). Necessary kitchen utensils are in the house. Additional kitchen utensils at your own expense. The living room, bathroom and kitchen are common areas and are shared with other tenants. Cleaning ladies clean the common areas, bathrooms and toilets every two weeks. The house is located in Amsterdam New West. A quiet, safe and green suburban area near Sloterpark. Ideal for walkers, joggers and cyclists. Nearby is a shopping center Osdorpplein with stores like Dirk, Lidl, Aldi, AH, Action, Hema, C&A, etc. Direct public bus transport to Schiphol Airport. Tram 17 within walking distance. With bike to city center is  25 minutes.

I will invite some candidates for a viewing. After the viewing, I will offer the room to a suitable candidate. When the agreement has been signed, you will be asked to pay the monthly rent in advance. The day you move in we will inspect the house together. After that you will be asked to transfer the deposit.
