About the Accommodation

This living-bedroom of 24 m² is available for 2 partners from 01 July.
Also available for one person.

It is a through-room with plenty of daylight and amenities including internet, coax connection, individual heating, and intercom.

The room is part of a 70 m² apartment.
The apartment has a good energy performance.
Energy label A until 2036 + 231 WWS-z points.

The video is from 2022. The apartment was renovated in 2023.
The photos show the additional façade window frames with H++ glazing.

The furnishing shown in the video will be changed.
The double bed and wardrobes will remain in the room.
You may also bring your own furniture.

You have a private bathroom with bathtub/shower + toilet + washbasin en suite in the living-bedroom.
You share the cooking facilities in the eat-in kitchen with the main tenant.
You share a 20 m² roof terrace with the main tenant.

Your share of the additional living expenses = 50% x €300.00 = €150,00 for energy, water, internet, and 2 local tenant taxes.

You pay the main tenant €1.430,00 for the furnished accommodation consisting of 24 m² private space plus 18 m² shared space.

The main tenant also has a bathroom with bathtub + toilet + washbasin.

The trial period is a minimum of 3 months and a maximum of 9 months.
Thereafter, the tenancy is for an indefinite period.

There is a second separate room with a sink for cleaning and storing dishes, pans, and clothing.

ONLY ONE ROOM CONTAINS A GAS HOB.

Residents may not create a second kitchen using electrical appliances.
This is a mandatory requirement of the Municipality of Amsterdam.
The Municipality of Amsterdam prohibits an house / apartment from having two rooms where a hot meal can be prepared.

Costs and Services

1- The gross rent of EUR 1.430,00 includes the rental of second-hand furniture/appliances.

2- The main tenant arranges their own supplier contracts and pays EUR 300,00 for:
• utilities (gas, electricity, water);
• internet;
• local tenant taxes;
• cleaning services;
• repair services for furniture/appliances.

3- Your share of the security deposit = 50% x €4.000,00 = €2.000,00

Selection and Approval

Two persons are permitted to register at my address with a Citizen Service Number (BSN), subject to compliance with the applicable regulations.
The final selection is subject to the explicit approval of the owner-landlord. This is a legal requirement.

Criteria.

• Full-time employment; Or Master's degree program or PhD at a university
• Minimum combined net monthly income for two persons = €4.400,00
• Minimum net monthly income if rented by one person = €3.400,00
• Minimum age: 24 years;
• Non-EU citizens: valid residence permit with a minimum remaining validity of 12 months;
• Strict zero-tolerance policy regarding smoking, vaping, pets, parties, nuisance, or aggressive behaviour;
• A demonstrably stable and non-problematic housing history.
