Offered: 2 rooms in a shared 3-room apartment with 3 bathrooms and 3 toilets, located on Holendrechtstraat – in the Rivierenbuurt neighborhood near the Amstel River.

The property has been rented by 2 tenants who sublet oen room to a third cohabitant. 2024, The main-tenant move out. The sublet cohabitant is already moved out.
This 3 rooms apartment is actually too large for 1 person. 

The primary tenant rent out 2 rooms and constitute the first household.
You will discuss with the primary tenant which 2 rooms you prefer.

The photos and video from 15 July 2025 are indicative of the interior.

You will be the second household – living in.

You can move in from 16 July 2025.

Two options:

A- The two partners become the 2 primary tenamnts en sublet 1 room to the current co-tenant.

B- The current co-tenant who do not want to move out become the primary tenant and sublet two rooms to two partners.

You can legally register.

Rent for the 2 rooms is EUR 1.980,00, including furniture and appliances.

You pay an additional EUR 170,00 extra for the following costs:
•	energy network,
•	energy usage,
•	water usage,
•	Wi-Fi internet,
•	local taxes,
•	tenant maintenance and stairwell cleaning.

You pay a total of EUR 2.150,00 for 2 people, including these 6 costs and including inventory and equipment.

Legal Obligations Municipality Amsterdam:

1.	You also coordinate with the main tenant about your share of the housing costs.
The property owner does not determine the rent you pay to the primary tenants.
2.	You will share the kitchen and all appliances with the primary tenant.
3.	You are required to share the bathroom with bathtub and toilet plus 2e bathroom with bath and toilet with the primary tenants. The apartment has 3 bathrooms and 3 toilets.
In the second bedroom is a shower and 3e toilet.
4.	You are required to register in the municipality's population register.
5.	You must sign a lodger agreement with the primary tenant and pay rent, service costs, plus a security deposit of €2.500,00 to the primary tenant.

Essential: Amsterdam imposes a fine if you live in a home with more than 2 people and do not comply with the 5 mandatory conditions.
