About the place

An almost self-sufficient spacy attic room (hospita) on the 4th floor in one of the most cozy and busiest streets of the popular district of Amsterdam “Oud-West”. 

The studio is reachable with his own ascent. It’s about 20 m2 and is built in a very “handy and efficient ” “L” shape so the living quarters (sleeping and living) are separate from the kitchen and the toilet-shower block. The room is situated on the backside of the building with a good sight on the inner garden and the “Kinker” bridge. Although it’s a very central location in A’dam the studio is very quite. There are no other people living on the attic. The building is from 1905 and it’s got wooden floors. This can cause noise. This also accounts for the communal steep (but just renovated) stairway that goes all the way to the upper (4th) floor. If you know you’re walking on you’re heels and/or if you want to invite often friends over then this is not the most suitable place to rent. 


The studio has got no (door)bell, and the postbox is together with the 3rd floor. There are 2 radiators (heaters) which the owner regulates. The walls are almost all insulated, the ceiling is too and there are two windows with double glass. It’s totally furnished with new carpet on the floor. In the kitchen there is canvas. There is a small kitchenblock, a new fridge and a 60 ltr boiler for hot water. 


Next to that it’s furnished with a two persons bed, (bed)closets, dining table with two chairs salon-table. WIFI is available. At last I can tell you that everything is painted in bright colors (mostly white) and if wanted I can provide you with a whole box full cutlery, pots & pans etc. 

Conditions:
* Renting date		: from Monday 01 September 2025 
* Renting period	: half a year first (when from both sides is satisfied possibly longer)
* Price (incl.)		: € 790 a month (based on the average use of 1p household)
* Contract		: I’ve got my own contract (plus extra “rules” paper and undersigned add)
* Deposit		: 1 month rent (to pay with the key exchange)
* Cancel period		: 1 calendar month
* Suitable		: for one person only (rather no sleep-overs)

Remarks:
* I’m looking for a quite, calm person, without pets that doesn’t invite often friends inside; 
* I’m not looking for somebody who is a music instrument player, a party-animal or smoker; 
* I’m not looking for a home-worker and preferable somebody with a fixed job with a regular working schedule;
* I’m the owner of the room; it’s no “under” rent (see city council for the owner of the place); 
* There is a communal postbox (together with 3rd floor); 
* I’m asking a copy of the passports and the latest salary strips; 
* I’ve got no extra storage for furniture or anything else; you can’t put stuff in the hallway; 
* It’s not allowed to use an (extra) electric heater; 
* SMOKING is prohibited within the whole building (also outside the window) because everything is wood;
* Renting to somebody else is prohibited; 
I don’t have a parking license (for a car).
