About the place

Hi there! We're renting out a few rooms in our spacious, modern family house on Kardemomweg in Leidsche Rijn, Utrecht. The house is bright, quiet and comfortable: a big living room with a dining table and doors to the garden, an open kitchen, a bathroom with a walk-in shower, a separate toilet, air conditioning in the bedrooms, a home gym (yes, really) and a backyard for lazy summer evenings.

Right now only one quiet gentleman of 80 lives in the house. The rest of the house, including the garden, is empty. So this is not "just a room": you can use all the facilities in the house, including the living room, kitchen, gym and garden. All we ask is that you're respectful towards your housemate and the house.

- Rent: €1,000 per month, excluding utilities and internet
- Several rooms available (first floor, and attic floor with skylights)
- Furnished or unfurnished, in consultation
- Available immediately
- Shared use of living room, kitchen, bathroom, gym and garden

House rules
- No parties; peace and respect for your housemate come first
- No dogs. Cats are welcome

The neighbourhood
Hoge Weide is a green, quiet area within walking distance of Leidsche Rijn Centrum: 130+ shops, cafés and restaurants, a Pathé cinema and the lively Berlijnplein. Utrecht Leidsche Rijn train station is about a 10-minute walk away, and the train gets you to Utrecht Centraal in about 5 minutes. Máximapark (as big as Utrecht's old city centre) is around the corner for running, walking or a picnic, supermarkets are close by, and by car you're on the A2 in a few minutes.

Hospitaregeling (lodger arrangement)
The room is rented under the Dutch 'hospitaregeling'. This means a nine-month trial period during which the tenant has no rent protection and the landlord can end the tenancy without giving a reason; after that the normal tenancy rules apply.
