A student room will become available at Marie Koenenlaan as of 1 July 2025. The room measures 28 m² and features a private bathroom and kitchenette. This accommodation qualifies for housing allowance (huurtoeslag), with a maximum allowance of € 477 per month. 

We are looking for a student or PhD candidate between 18 and 30 years old, with a preference for applicants aged 21 or older. The room is exclusively intended for students of Tilburg University, ensuring a pleasant and study-focused living environment.

The room is located on the second floor and consists of a living/sleeping area of 18m2 and a second room of 10m2 with private shower, toilet, washbasin and kitchenette. The total rent is € 892,98 per month, consisting of € 772,98 base rent and € 120,- advance payment for service charges, including electricity, gas, water, internet, taxes, and more.

The room qualifies for housing allowance of up to € 447,- per month, reducing the net rent to € 445,98 per month after allowance. Currently, only persons aged 23 or older can apply for housing allowance. From 1 January 2026, this age limit will be lowered to 21. International students can also apply for housing allowance, provided they meet the conditions.

The student house is located in a quiet and safe residential area near the forest. Tilburg University and Paletplein shopping centre can be reached within a 5-minute bike ride. The city centre of Tilburg is about 20 minutes by bike. 

The house accommodates five student rooms in total. All residents study at Tilburg University and English is spoken in the house.

The house offers a living room with dining table and seating area with TV, a spacious kitchen with a 5-burner gas stove, oven with microwave function, dishwasher, fridge and freezer. There is a large backyard with a lockable bike shed, as well as a washer-dryer combination and internet connection. 

The room can be fully furnished for an additional fee of € 30,- to € 50,- per month, depending on the cost of the furniture and the tenant’s preferences.

The viewing takes place individually and can already be scheduled between 24 and 27 June 2025.
