About the place

1 Room will become available in a 3-person shared modern and comfortable rowhouse for a female student aged 18 to 30.  per 1 March.

The house is in Rotterdam south close to De Kuip stadium at tram stop Breeplein. The available room is 13m2 for 835 Euro per month plus a 20 Euro energy deposit.
 the contract duration starts with 1 year, the deposit is a standard of 750 Euros and a contract end notice for the following full calendar month is set without conditions. Currently 2 Erasmus university girls are residing in the other rooms. Prospective residents should be neat and tidy persons.

The house has 5 rooms and 100+ m2 surface with a tiled backyard, nice canopy / covered sitting area and shed for bikes. It is completely furnished, and linen is also available. The double kitchen, of which the back kitchen is the main one, makes for easy cooking with induction stove, dish washer and infrared heating. The place has a modern water efficient bathroom with spacious walk-in shower. Furthermore, glass fibre optic internet and good Wi-Fi are provided, there is a 50-inch 100 Hz tv for a fast screen quality. The house will have a 2025 energy label A and provided energy will become electric-only. Sustainability is based on a Triple Solar heat pump, 200 Liter boiler and PVT panels on the roof, plus 5 kWh battery. The floor heating and Strada Hybrid convectors are already making energy usage efficient and creating comfort, plus a central airco unit makes cooling possible.

There is a direct tram ride of 25 minutes to train station Centraal, incl. 650 m walk to the tramstop (tram 5); 10 minutes walk to supermarkets Albert Heijn, Dirk and MCD; 300m to 3 different GPs (huisartsen); 
7 minutes bike ride to Feyenoord City area (fitness club, cinema, restaurants) and
15 minutes bike ride to shopping mall Zuidplein and extensive green park Zuiderpark.

* Regarding energy: the 20 Euros deposit per month is supposed to be returned if the energy costs will end below a certain value. Historically the energy costs have been between 200 and 350 euros for the whole house, divided by 3 or 4 in a rent excl. energy model.
