Starting August 23rd, a furnished room of 9 m² will be available in a charming and well-maintained house on Frans Halsstraat, located in the popular neighborhood of Nijmegen Oost.

You will live with two housemates and share approximately 75 m² of communal living space. The total house is 111 m² and offers plenty of comfort and character.

Ground floor:
-	Spacious entrance with Portuguese tiled floor

-	Access to a neat, carpeted, and heated basement (ideal for storage)






First floor:
-	Beautiful bright living room with an atmospheric bay window and oak wooden floor
-	Open kitchen with plenty of work and storage space plus built-in appliances

Second floor:
-	Your 9 m² room with a single bed (expandable to a double bed) with storage space underneath; next to two other bedrooms
-	Shared bathroom with bathtub, walk-in shower, hanging toilet, and sink
-	Spacious and sunny roof terrace facing west, with sun from late morning until sunset
-	Washing machine and dryer available for shared use

Location: Nijmegen Oost – Green, lively, and central
The house is situated on a quiet, green street with free parking right outside and within walking distance of shops, restaurants, and cafés.

Nijmegen Oost is one of the most popular neighborhoods in the city: atmospheric, green, and lively. You’ll find authentic buildings, cozy pubs, great places to eat, and plenty of nature.

It’s only a 15-minute walk to the city center, but you don’t have to leave the neighborhood for fresh air. Nearby nature areas include:
-	The Ooijpolder
-	The forest in Berg en Dal (N70 hiking route)
-	Beek-Ubbergen

The location is ideal for both cyclists and drivers:
-	Nijmegen Central Station and Heijendaal Station are within 8 minutes by bike
-	HAN University and Radboud University are also within cycling distance

Good to know:
The room you rent borders directly on the shared roof terrace. This means you have access to the terrace through your room, which is a great advantage. However, it’s important to note that housemates need to pass through your room to reach the terrace when they want to use it. This will, of course, be done respectfully and in consultation, but it’s good to keep this in mind.

In the room there is also a built-in wardrobe (with a door) where the washing machine and dryer are located; these are used by all housemates. Usage is coordinated to minimize any inconvenience.

Please note: the photos do not yet show the final furniture. The room will have a single bed (expandable to a double) with storage underneath and the white wardrobe visible in the photos.
