Room for rent in Lopikerkapel.
Available immediately. Located between Lopikerkapel and Uitweg. Local bus connection to IJsselstein, Lopik, Schoonhoven, and Woerden. Distances by car: IJsselstein 5 km, Nieuwegein 10 km, Schoonhoven 15 km, Utrecht 15 km, Woerden 20 km.
Room of 20 m² on the ground floor with a private bathroom (6 m²) featuring a bathtub, shower, bathroom cabinet, and toilet. Additionally, there is a private attic, partially with standing height, accessible via a loft ladder. This space is suitable for storage but not for living, due to lack of ventilation.
I plan to sell the house in about a year, so the rental is temporary.

The landlord lives in a separate part of the house with two doggies. Being comfortable around dogs is a must.
The future tenant must have their own transportation to avoid isolation. The house is located between Lopikerkapel and Uitweg. There is no usable public transport. The nearest tram and bus stops, as well as shops, are 6 kilometers away in IJsselstein. From IJsselstein, the tram takes 35 minutes to Utrecht Central Station.
This is not a student house, although a student is not necessarily unwelcome. I am a 71-year-old single man and live in a self-contained part of the house. Currently, there are three working men (around their thirties) renting rooms here. My preference leans slightly toward a female tenant to achieve a 2-2 balance.
I have two dogs. They don’t enter the rooms, but they do have access to the garden. As a tenant, you will need to accept the downsides of this (without complaining), such as barking, shedding, and occasional messes in the garden. 
Pets are not strictly prohibited, but my dogs' opinion will be decisive.
There is parking available on the property and nearby, about 70 meters away along the road.
