About the place

A spacious 35 m² studio with a 10+ m² balcony is available for long-term rent near Maastricht Central Station.  STUDENT ONLY 

Location: (3rd floor)

Rent: Around €700/month before housing allowance, and less than €450/month after housing allowance/reimbursement from the government (utilities included, if you meet the requirements)
Utilities: Water, electricity, and heating are all included

Availability: From mid-September

Contract: You will sign the rental agreement directly with the housing company. There is no fixed minimum rental period. If you decide to move out in the future, you only need to notify the landlord in advance according to the contract.

The studio is conveniently located, only about 10 minutes' walk from Maastricht Central Station and nearby supermarkets.

Furniture takeover required.

The studio comes fully furnished, including:
Bed
Desk and office chair
Lounge chair
Storage cabinets, clothes rack
Refrigerator
Induction cooktop
Vacuum cleaner
Monitor
Cookware, kitchen utensils, dishes, and cutlery
Flooring (carpets)
Various other household essentials

I would prefer someone who can take everything. The total takeover price for all furniture and household items is €300, and priority will be given to tenants willing to take everything.

If you're interested, I will introduce you to the landlord around August, after which you can sign the rental contract directly with the housing company. 
The handover is expected to be around September 15 (exact date to be confirmed). Any rent paid for overlapping days will be settled fairly based on the final handover date.
