About the place

Spacious, sunny room with a very large balcony—more like a roof terrace (situated above the conservatory). 
Your room is located on the first floor of a spacious semi-detached villa (a 1930s house) in a quiet, leafy neighborhood. 
The room measures approximately 4.50 x 4.50m and offers a lovely view of the greenery in the front garden and the oak trees lining the street. 
There is plenty of closet space, with room for both hanging and folded clothes. 
Central heating is provided, and you can control the radiators yourself. 
The room comes fully furnished, including a double bed - convenient if you have an overnight guest. It also features a comfortable armchair (IKEA) and a desk with a desk lamp (see photos). 
Your room has a spacious, south-facing balcony (really more of a roof terrace!!), perfect for sitting outside or dining with friends in the summer. 
There is also a terrace in the front garden that you are welcome to use. 
There is a toilet on this floor for the exclusive use of the tenants; they arrange the cleaning of it among themselves. I use my own toilet on the ground floor. 
The bathroom with shower is shared as well. 
Two other rooms on the same floor are rented out, as is the attic. In total, there are four rooms rented out to students who also have part time jobs. 
A laundry washing machine for shared use is located in the bathroom. 
As landlord I live on the ground floor myself, though I do use the shared bathroom/shower. 
Cooking: 
You have your own kitchenette in your room, featuring a double induction cooktop, with cabinets, and shelves; it is situated next to a balcony door, allowing for good ventilation to clear away cooking odors. You also have your own private (mini-)fridge with a small freezer compartment. 

There is free street parking for cars. Your bicycle can be safely parked in a rack in the front garden, which is secured by a large gate at night. 

It is a 25-minute bike ride to the Utrecht University Science Park, though buses are also available. 

A supermarket (Jumbo) and a shopping center (Slotlaan) are both within a 5-minute bike ride. 

Express bus line 73 takes you from the nearby bus stop to Utrecht Central Station in half an hour. 

Who is this room for?
 It is intended for a quiet young woman who appreciates privacy and tranquility. It doesn’t matter what time you come home at night, provided you are quiet and considerate of your housemates. 

House rules: no smoking or vaping - including in the garden (and no incense)—and no pets. 
Preference for someone with a Waldorf/anthroposophical background (though this is certainly not a requirement). 

Rent: 
The rental price is all-inclusive, also including Wi-Fi. There are no additional costs. Official registration is possible!

The room is available to a woman rather than a man because the other female tenants prefer it that way, and I respect their wishes. So, gentlemen: unfortunately, you will have to keep looking. 

Prospective female tenants are welcome to come by and view the room.
