About the place

Hi, I’m Coen! I’m 20 years old, studying Commercial Economics in Utrecht, and I’m
renting out private rooms—plus various furnished common areas—to two
housemates in a spacious, light-filled 91 m² apartment.
In addition to your own private room (one is 10 m² and the other is 11 m²), you will
share the following with me and one other housemate (three people in total):
• Fully equipped kitchen;
• Bathroom with shower and sink;
• Separate toilet;
• Spacious living room with a sofa, dining table, chairs, and TV;
• Sunny balcony;
• Two storage units (one outdoor, one indoor);
• Washing machine.
The apartment is conveniently located in the Overvecht district, close to the
Overvecht shopping center, which offers various supermarkets, drugstores, clothing
shops, and restaurants. Stores such as AH XL, HEMA, and Lidl can be found here.
There are also several parks and sports facilities nearby. Accessibility is excellent:
Overvecht train station is within walking distance, and if you have a car, you can
quickly reach the Utrecht ring road. Additionally, Utrecht city center is just a 10-
minute bike ride away. Public transport connections are good, with a bus stop within
walking distance. A great bonus—especially in summer—is the Maarsseveense
Plassen recreational area, located about 10 minutes away by bike.
Municipal registration is possible. Please note that the furniture shown in the photos
is on temporary loan; it will be replaced and is not included in the rental. The actual
furniture will differ from what is shown in the photos.
RENT
€ 650 Base rent per month
€ 150 for soft furnishings, furniture, and appliances
€ 800 total rent per month (excluding utilities: heating, water, electricity, internet)
Utility costs (heating, water, electricity, municipal resident levies, internet) of € 100
per person/month are paid by the 3 housemates on an advance payment basis. This
is an initial estimate; actual costs are calculated periodically and split proportionally
among the tenants.
Deposit: one month rent (€ 800)
