About the place

The studio:
A studio of approximately 25m² with largely self-contained facilities will soon be available. It consists of a living/bedroom of approximately 20m² and a separate kitchen with a shower of approximately 5m². The kitchen is equipped with a refrigerator, stove, and washing machine. The toilet is shared with three other tenants. This studio also has a large private southwest-facing balcony of approximately 10m². See the photos for more information.

The house:
The studio, along with four other largely self-contained studios, is located in a well-maintained house with a pleasant atmosphere, but definitely not a student house feel. The other four residents are in their mid-20s to 30 and are either graduating or working. The resident sought for this studio must also meet this profile. 

The neighbourhood:
The house is located in the Bloemenbuurt neighbourhood on the very quiet Esdoornstraat, parallel to A’damsestraatweg, less than a five-minute bike ride from Utrecht city center and Central Station.

The costs:
The net rent is €640 per month.

In addition, there is a fixed amount of €75 for maintenance, depreciation, and replacement of kitchen appliances, the washing machine, common area furnishings, and twice-yearly balcony cleaning and maintenance. The advance payment for variable utilities and services, consisting of energy and water, internet, government levies, glass insurance, and minor daily maintenance, is €100 per month.

The total price is therefore €815 per month.

Availability:
The studio will be available from approximately March 15, 2026. Acceptance is negotiable.

Viewings will be scheduled in early February 2026.

Note 2:
In this house on Esdoornstraat, two studios are coincidentally becoming available at more or less the same time. Last week (January 8th), the advertisement for the other (larger) studio was posted, and viewings have since been scheduled. To prevent the responses to the different studios from getting hopelessly mixed up, this advertisement was posted a week later (on January 15th). So these are not the same studios!
