    Tenant profile: (working) student aged 18-21. 
We are looking for one person to live as the second resident in this shared rental home. This concerns a temporary rental of 1 year (12 months). 
The house is located on the Graafse Ringweg. Centrally located near the station, shops, parks, and other facilities, and within cycling distance of the city center. Close to hospitals and universities, which are easily accessible. 

Car parking is available. Peace and quiet in the neighborhood must be maintained; there should be no uncontrolled influx of friends and acquaintances, and everything must be just right. 
We are looking for a second resident to join the current tenant, who will naturally occupy their own bedroom (three spaces suitable for sleeping quarters, with surface areas of 13.1 m², 11.25 m², and 18.5 m² (attic) respectively), as well as share a common living area and other spaces totaling approximately 76 m². 

The total surface area is approximately 119 m². 
The basic rent is 720 euros per month for each resident. Gas, water, electricity, and internet are explicitly not included; tenants are responsible for these jointly. However, the property does have solar panels. There are also additional costs per person: service charges (150 euros per person per month). Total: 870 euros per month.

Basement: enclosed laundry room with new washing machine, condenser dryer, and freezer. 
Ground floor: hall with access to the basement, toilet with wall-mounted toilet, shared kitchen, and living area.
