About the place

A cosy room of approximately 10 m² is available in a three-bedroom house in a convenient location, ideal for a student or young professional. The Hague University of Applied Sciences is nearby, and tram lines 1, 15, 16 and 17 are easily accessible.

The room comes partly furnished. Its bunk-bed setup makes clever use of the available space by separating the sleeping and living areas. The bed and mattress must be purchased from the departing tenant for €400, negotiable. The mattress was bought new and has only been used for approximately six months.

You will share the house with an Italian photography student who values a clean, friendly and sociable home. We are looking for someone who also enjoys a relaxed atmosphere,perhaps occasionally cooking or having dinner together,while respecting everyone’s privacy.
The house is LGBTQ+ friendly, and discrimination or hateful behaviour will not be tolerated.

Shared spaces include:
	•	Modern kitchen with oven, Dutch-style gas stove, large refrigerator and freezer
	•	Shower room
	•	Separate toilet
	•	Winter garden
	•	Back garden
Costs:
	•	Rent: €490 per month
	•	Utilities advance: €100 per month
	•	Total monthly payment: €590
	•	Deposit: €980 (two months’ rent, excluding utilities)
	•	Total due when signing: €1,570, consisting of the deposit plus the first month’s rent and utilities
	•	Bed and mattress takeover: €400, negotiable and paid separately to the departing tenant. 

The €100 utilities payment is an advance. Actual usage will be settled: if your share of the costs is lower, the difference may be refunded; if it is higher, you may need to pay the difference.
Documents requested by the landlord:
	•	Copy of your passport or ID
	•	Proof that you can afford the rent, such as an employment contract or recent payslips
	•	Alternatively, a parental guarantee with a copy of the guarantor’s ID and supporting tax or financial documents
	•	If you are a student, proof of university enrolment

The rental agreement has a minimum term of six months and a maximum initial term of one year, after which it can be extended indefinitely.
