About the place

I am the current tenant and will be leaving Breda for study reasons, so I’m looking to sublet my room in Student Residence.

The remaining lease is valid until 10 July 2026. An extension can be discussed if needed (the contract would remain under my name, meaning I would stay registered at this address).
Location: Tramsingel, XIOR student residence, Breda

Room Details:
- 20㎡ spacious room with a private shower
- Unfurnished original, basic furniture currently was purchased by me and can either be sold to the new tenant at a discounted price or removed before move-in — this is open for discussion.
- Shared with 4 student roommates; access to communal living room, kitchen & 2 bathrooms
- On-site building manager + weekly communal area cleaning
- Two layers of access control (student-only residents, high safety level)
- Prime location: 10-min walk / <5-min bike ride to Breda train station & city center, 10-min bike to BUas or AVANS
