This is an option for ONE person to legally occupy furnished living space with legal registration in the municipal population register and a Dutch Citizen Service Number (BSN). This 4-rooms apartment is currently rented by 2 tenants. One tenant move out. The second tenant offer co-tenancy with equal rights and sharing together the rental-agreement. You will become the second co-tenant. You will rent and occupy this 4-room apartment together with the main tenant. You can’t introduce a partner. This become a second household living inside one apartment/house. That is not permitted by Dutch Law. You may use two rooms for yourself. You will ALWAYS share the cooking facilities. The current co-tenant will move out on 28 February 2026. Available for immediate occupancy because you will receive all necessary appliances, furniture, and furnishings (second-hand) on loan for only €20,00 per month. The main tenant arranges all contracts and payments for energy, water, internet, local tenant taxes, and inventory. You pay your share of €1.530,00 to the main tenant by bank transfer. Perfect location, centrally situated, with a market-based rental price. Before being accepted as a tenant, you must make time to read and understand the strict rules of the Municipality of Amsterdam as well as the rental conditions. You will share one 4-room apartment with the main tenant, including: • 2 bathrooms • 1 kitchen-dining-room. • An extra sink for dishwashing in the living room • 2 spacious bedrooms • A 3rd bedroom/study en suite with a 2nd shower, 2nd washbasin, and 2nd toilet • 1 sunny south-facing balcony You benefit from the highest level of thermal insulation because the façade windows were additionally insulated in 2023. The living room has 5-layer glazing and the other windows have 4-layer glazing. As a result, the property has Energy Label class A++. With your high-efficiency central heating boiler (installed in 2011), you will have low heating costs. You must be able to afford the housing costs without income from hospita subletting. Please note the 4 criteria: • Employment contract of +36 hours per week for an INDEFINITE period. • Total net salary of €3.500,00 or higher. • No smoking, no vaping, no pets. • A rental agreement is entered into for at least one year and will thereafter be extended for an indefinite period. After the minimum term of one year, the notice period for the tenant is one month. • The two rooms are not rented to students and third-party guarantees are not accepted. The property cannot be rented as a pied-à-terre; the tenant must register at the address with the municipality.
