Preliminary note: This is a low-cost option to legally occupy residential accommodation, where all facilities, energy, water, internet, local tenant taxes, inventory, and legal registration in the municipal population register with a Dutch Citizen Service Number (BSN) are already arranged.

Ready for immediate occupancy, provided that you read this full description and answer the 11 questions simultaneously with your application.

Before being accepted as a co-tenant, you must make time to read and understand the strict rules of the Municipality of Amsterdam as well as the rental conditions.

The Municipality of Amsterdam has strict requirements regarding residency.
You must verify all Amsterdam municipality regulations with the municipality. They change the regulations every year. New regulations have already been announced for 2027.

1= You will share an apartment with the main tenant.

2= This is not an independent dwelling and not temporary room rental.

3= You will have one living/bedroom that includes a sink for doing your dishes and a gashob for preparing meals.

4= You will share on the third floor the bathroom with shower, toilet, and washing machine with the main tenant.

5= You discuss with the main-tenant what is your part from all cost and deposit. The property owner does not rent per room.

6= You will not be considered a “lodger” (hospitahuurder), as under Municipality of Amsterdam regulations a lodger may not have their own cooking facilities or their own bathroom with shower and toilet.

7= The room is new painted and furnished date 2 February 2026 with new lights shown by the video and pictures. 
You lease this furniture and equipment exclusive maintenance service property owner.
You may also place your own table-chairs-window blinds plus one extra closet 140x60x80 cm. Or you ask the property owner for lease.

8= The room and bathroom are professional deep cleaned. To move in per direct.
Daily cleaning and maintenance of the inventory are the tenants’ responsibility.
Painting of walls, ceiling, and doors is the tenant’s responsibility.

9= You pay for the entire month February your part of the rent plus additional costs. Additional costs are lease furniture / equipment, consumption energy + water + cleaning-service common spaces, internet, Taxes waste plus Waterschap are advance payments. You pay an additional amount once a year to offset the actual costs.

10= For month February 2026 you pay € 990,00. Your share of the security deposit will be €1.300,00.

11= You will sleep on the 3rd floor and primarily use this bathroom with the washing machine. If this bathroom or washing machine is occupied, you may use the washing machine and sanitary facilities on the 1st floor.

Essential

* You will become a co-tenant with full tenant rights, not a room renter.  
* You cannot apply for housing allowance (huurtoeslag) because you will not have an indepented dwelling with all three own facilities.
* This room is located on the third floor and is part of an apartment with one bathroom..
* The current main tenant has lived here since 2018. She is a young woman who speaks Greek, English and limited Dutch.
* Together with the property owner she preselect candidates. You share with her the rental-agreement, the additional costs, the bathroom.
* In your living/bedroom you have extra comfort of an additional sink for doing dishes and permission to use appliances for cooking.
