Ready for immediate occupancy, provided that you read this full description and answer the 11 questions simultaneously with your application. Before being accepted as a co-tenant, you must make time to read and understand the strict rules of the Municipality of Amsterdam as well as the rental conditions. The Municipality of Amsterdam has strict requirements regarding residency. You must verify all Amsterdam municipality regulations with the municipality. They change the regulations every year. New regulations have already been announced for 2027. You will share an apartment with the main tenant. This is not an independent dwelling and not temporary room rental. You will have one living/bedroom that includes a sink for doing your dishes and a gas cooktop for preparing meals. You will share the bathroom with shower, toilet, and washing machine with the main tenant. You will pay your share of the living costs and the security deposit to the main tenant. You will not be considered a “lodger” (hospitahuurder), as under Municipality of Amsterdam regulations a lodger may not have their own cooking facilities or their own bathroom with shower and toilet. The furniture shown in the photos is optional and provided free of charge on loan. You may also place your own furniture. Cleaning and maintenance of the inventory are the tenants’ responsibility. Painting of walls, ceiling, and doors is the tenant’s responsibility. The room and bathroom have been fully professionally cleaned and are ready for immediate occupancy. These are recent photos taken by the main tenant in December 2025. The main tenant has also made a video available after the cleaning. You will agree with the main tenant on the share you will pay toward all living costs starting from 1 January 2026. Your share of the security deposit will be €1.300,00. Essential · You will become a co-tenant with full tenant rights, not a room renter. · You cannot apply for housing allowance (huurtoeslag) because you will not have an indepented dwelling with all three own facilities. · This room is located on the third floor and is part of an apartment with sanitary facilities on two floors. · On the 1st floor there are 3 bathrooms plus a shared kitchen area. You will sleep on the 3rd floor and primarily use the 4th bathroom and the 2nd washing machine. If the 4th bathroom or the 2nd washing machine is occupied, you may use the washing machine and sanitary facilities on the 1st floor. The current main tenant has lived here since 2018. She is a young woman who speaks English and Greek and limited Dutch. She invites candidates for an introductory meeting. She makes the preselection and introduces to the owner the candidates she considers suitable to share the bathroom on the 3rd floor plus the additional facilities on the 1st floor. The co-tenant on the 1st floor must also give approval, as you may use the sanitary facilities and appliances on the 1st floor when those on the 3rd floor are occupied (in use). You are the only co-tenant whose living/bedroom also has the comfort of an additional sink for doing dishes and permission to use appliances for cooking. · You must clean your own room at least once per week. · You do not smoke or vape. · Your room has a lock for privacy, but co-tenants have the contractual right and obligation to enter all rooms in the apartment for inspection. Please note the 4 criteria: · Age 24+. · Employment contract of 36+ hours per week for an indefinite period. · Net salary of €2.500,00 or higher. · Non-smoker, non-vaper, no pets. · Not for short-term stay; this is permanent housing.
