About the place

Feel at home
- This sustainable home (139 m2) was built in 2022 and therefore in perfect state.
- Low energy bills: The house is not connected to the gas grid and very energy efficient (energy label A++++ thanks to 12 solar panels, heat pump, heat recovery system and very good insulation).
- The ground floor consists of a hallway, toilet, spacious and bright extended living room (35 m2) and open L-shaped white modern kitchen (11 m2) with a built-in induction hob, microwave/oven, dishwasher and vent hood plus large American type fridge / freezer. Through the patio doors you enter the spacious south-facing garden (70 m2) with terrace and lawn, storage room (7 m2) and back door.
- On the first floor are 3 bedrooms (14, 12 and 6 m2) and the white modern bathroom with walk-in shower, second toilet and extra wide wash basin sink.
- The attic is a beautiful multifunctional open space (28 m2 with a minimum height of 1.5 m, but up to 4 meters in the center of the attic). Thanks to the 2 large skylights, it is nice and light. You can turn this into an extra bedroom, a hobby room or a wonderful place to work.
- All walls have a sleek white finish, the floor is fitted with a light wooden floor. There are ceiling lights in every room. All windows have curtains (except the bathroom where we placed foil).
- On each floor there is an extra internet cable for super fast internet.
- There is underfloor heating throughout the house, including the attic.
- The living room and attic have sun blinds.

Location
- The house is located in Buitenoord neighborhood, a quiet residential 30 km/h area with lots of greenery and playgrounds. There is also a Medical Center.
- Parking is free in front of the door.
You can cycle to the university (10 min) and the center of Wageningen (7 min) in no time. There are several schools and supermarkets nearby.
- Next to the nature silent zone Binnenveld and near the forest of the Grebbeberg.

Practicalities
- Renting is possible from March 1st until the summer of 2027.
- Rent is excluding water, electricity, internet and (municipal) taxes.
- Rental contract contains a so-called "diplomatenclausule".
- Deposit of 2x the monthly rent.
- Pets in consultation.
- Smoking is not allowed
- Viewing is possible on Sunday February 8.
- Future tenant(s) will be asked to share: your salary slips (or insight into your business' profits), BKR-check (no debts), passport(s) and if possible declaration of your current landlord
- Rental subject to owner's award.
