Advance payment to guarantee:
The owner works with a 500,— advance payment. This means that once you are willing to rent the apartment 500,— needs to be paid. After receiving the 500,— the contract will be drafted. 
This is not an extra cost because this advance payment will be settled with the first month of rent! 
It is intended to guarantee you as tenant that you have this great apartment and the guarantee for the owner that he can stop making costs to offer the apartment.  This is not an extra cost.
