About the place

Available to let for 3 months due to a sabbatical: a cosy and colourful third-floor flat on the edge of Overvecht, just ten minutes from the city centre.

PLEASE NOTE: Registration with Utrecht City Council (Gemeente Utrecht) is mandatory for the duration of the tenancy.

I am renting out my flat for 3 months while away on a trip to New Zealand.

KEY FACTS:
- Flat is fully furnished.
- Exact dates can be adjusted in consultation.
- Security deposit is equal to one month’s rent.
- Gas and electricity are to be paid in advance each month, but will be settled according to actual usage (meter readings).
- The flat is situated on the third floor and there is no lift.
- Children or pets are strictly by arrangement only.
- No smoking inside. Smoking on the balcony is allowed.

LIVING AREA:
Spacious and sunny living and dining room. The seating area is very comfortable, featuring two large sofas, a smart TV, PlayStation 4, Nintendo Wii, games cabinet, and a blanket basket. Absolute perfection for cocooning yourself this autumn and winter!

In the dining area, you'll find a large dining table for hosting dinner parties, a chest of drawers, and a display cabinet filled with glassware for a lovely tipple.

The aerial yoga hammock hangs right between the living and dining areas. Feel free to swing in it or read a book; it can also easily be stored away.

TWO BEDROOMS:
The master bedroom features a king-size bed (1.80m) with an Emma mattress, a wardrobe, and a chest of drawers. The balcony is directly accessible from this room, complete with an egg chair and a pallet sofa. The balcony is fitted with anti-pigeon netting, saving you from being cooed awake every morning.

The second bedroom doubles as a home office and studio. It holds a single bed that pulls out into a double. The electric sit-stand desk with an Ahrend office chair is equipped with a monitor, laptop stand, keyboard, mouse, and all necessary cables: everything you need to work or study from home. The wooden cabinet houses every arts and crafts supply imaginable (available to use upon agreement).

BATHROOM & KITCHEN FACILITIES:
The bright yellow kitchen is separate from the living area and accessed via the hallway. The kitchen unit has been supplemented with a sizeable sideboard, providing 1.5x more worktop space. It comes equipped with a gas hob, built-in electric oven, fridge, dishwasher, microwave, and a generous selection of kitchen appliances. The boiler cupboard is also attached to the kitchen and serves as a storage and pantry space.

You enter the bathroom through the kitchen. It is heated, and equipped with a shower, basin, and linen cupboard. The extra door leading back into the living area can remain closed if preferred.

Off the hallway, you’ll find the separate toilet and a laundry cupboard containing the washing machine and drying racks.

All rooms are heated, with the exception of the toilet and the storage room on the ground floor.

THE NEIGHBOURHOOD
I live in a great part of Overvecht, with a good mix of flats and low-rise housing. Diagonally opposite the building, you'll find a primary school, nursery, community centre, and municipal sports halls. There are several accessible playgrounds within walking distance, and thanks to the various local facilities, there's always a pleasant buzz on the street.

Just a few minutes' walk away is Shopping Center Overvecht for all your day-to-day shopping (three supermarkets, chemists, etc.). The fishmonger is brilliant, and there’s a local market every Thursday morning.

A few minutes from the flat is the Utrecht Overvecht train station. A 10-minute cycle ride brings you straight to the Neude in the heart of Utrecht. Alternatively, heading north-east takes you out of Utrecht in under 5 minutes and into a hidden gem: the Noorderpark. You can use its amenities, or explore the countryside from here.
