A comfortable, fully furnished private house in a quiet, green, and friendly residential area in Leidsche Rijn, Utrecht. Temporary available - only until May 31, 2026

Ground floor:
•	Bright living room combined with a dining area, 
•	An adjacent modern, fully equipped kitchen with an oven, microwave, air fryer, and dishwasher. 
•	Back entrance leading to a small hallway with a toilet and stairs to the first floor.

First and second floor:
•	Spacious bedroom with a double bed (180 cm) with cupboard space;
•	Separate dressing room with an ironing corner;
•	Bathroom with both a bathtub and a shower;
•	A separate study can be arranged if desired;
•	Laundry room with a washing machine and dryer on the second floor.

Comfort & amenities:
•	House is well insulated, comfortable year-round;
•	Wi-Fi on the ground and first floor;
•	TV with BBC, CNN, other English channels and several streaming services. 

Outdoor space: 
•	Sunny front garden (6 meters deep) includes a patio with a table and chairs;
•	Shaded back garden is shared with neighbours in the block;
•	Cars only have access to the first part of the street, no traffic near the house;
•	if desired, a safe parking space can be arranged nearby.

Location:
The house is situated in an ecological green area, with lots of trees in a community setting with easy contact with neighbors. In spring, the area is especially beautiful with flowering fruit trees and abundant flowers. 

A bus stop is just a 2-minute walk away, with buses approximately every 10 minutes to Utrecht Central Station and the city center (travel time under 15 minutes). The bus also goes directly to Utrecht Science Park (University area) and Utrecht Medical Centre (approximately 30–35 minutes).

Practicalities:
Suitable for expats, a single person or a couple.
Pets not allowed.
Strictly non smoking.
Rent: €1,475 per month, including utilities.
