Every now and then, an apartment comes along where everything just clicks. This is one of them. This ground-floor apartment is full of charm and character, surprisingly spacious, and located in a great spot within cycling distance of Nijmegen’s city center. Built in 2017, the house meets the latest standards for safety, sound insulation, and sustainability with an A++++ energy label. The interior is fully finished, inspired by the 1930s but with a warm, modern twist. The outdoor space, featuring a sunny south-facing backyard, is also more than satisfactory. A house to be truly happy about!

The house is energy-neutral thanks to 29 solar panels, high insulation value, and a heat pump, with air conditioning for the hottest days.

The entire home has underfloor heating with an almost-new laminate floor.

The apartment is a 10-minute bike ride from the city center and central station. It’s very conveniently located near Radboud University and close to Goffertpark.

The price includes electricity, water, internet, and municipal taxes, as well as shared use of a washing machine, dryer, freezer, iron, and vacuum cleaner.

It’s located on the ground floor. The entrance is shared with two housemates. In the hallway, there’s a private toilet and the shared washing machine, dryer, etc.

The apartment features a large, open, modern kitchen with an oven, dishwasher, refrigerator, and induction hob.

The spacious bedroom at the front, with two large windows, is ensuite connected to the bathroom, which includes a sink and a large walk-in shower. There’s also a walk-in wardrobe!

There’s a covered bike storage area as well. We collect glass waste ourselves, so you don’t have to take anything out.

The space is fully furnished and upholstered; the furniture may differ from the photos as there’s a new interior.

Next year, you can use the shared sauna and hot tub in the garden for free.

Although the municipality allows the property to be occupied by only one person, it is permitted to have someone stay over for an extended period.

Rent subsidy is not possible for this property.
